The Process of Building a New Home 

1. Sorting out finances

When buying land, the first thing to consider is cost. The cost of land can vary significantly from one area or suburb to the next, which is why it is important to seek out locations that match your land size expectations, while also considering local amenities.

Another important factor to consider is the zoning of the land that you are looking to purchase. 3. Choosing the right builder

4. Base stage

The base stage is the first stage in the actual build of your home. It lays the foundation for the building that follows and involves excavation, land levelling, and installing the underground connections such as stormwater systems, plumbing, and electrical wiring that is required for your home. Once this has been complete, our builders can pour the concrete slab and the base stage is then complete.

5. Frame stage

The frame stage is an important stage of the building process. Making sure that the frame is level and square will ensure that the house is not built on an angle. Once the frame is level and square, you can then consider the type of lumbar that will be used on the house, measure it, and cut the boards to size.

6. Lock-up/Enclosed stage

The lock-up or enclosed stage of building a home is when the shell of the house is complete and all of the external cladding, doors, and windows are in place. The lock-up/enclosed stage is essential as it protects the internal structure of the house from weather damage and means that the house is now ready for internal fittings.

During lock-up/enclosed stage, our builders will: 

  • Erect structural walls and roof frames
  • Install roofing, guttering and downpipes
  • Install windows and external doors
  • Fit bracing to the external walls
  • Install any internal partitions
  • Apply render or cladding to the outside of the house.

In general, the local-up stage will take anywhere from 2-3 months to complete based on the size and complexity of the build.

7. Fixing & fit-off stage

The fixing and fit-off stage of the home is usually rolled into one and includes the stage when all fixtures and fittings are installed in the house – making it ready for final occupancy.

Fixing and fit-off also includes connecting all the services to the house such as water, electricity, and gas.

8. Final build 

Once the house is wired up and ready for living, it’s time to apply those final interior touches that make a house a home. This can include putting up drywall, installing doors and trim, painting, and laying flooring. The order in which these tasks are completed can vary depending on the project, but all of them need to be done before the house is considered "finished". 9. Post-build stage

The post build stage of a home construction is when the major work is complete, and the house is ready for occupancy. This stage includes the finishing touches and also involves a final inspection and handover of the property by the builder and the homeowner.
