Maidment Group To Deliver 400 New Homes For Defence Families In Townsville, Strengthening Regional Growth
Private Queensland developer, Maidment Group, has been chosen as an exclusive supply partner with Defence Housing Australia (DHA), as part of their New Builds Volume Leasing Program, which was recently announced by Defence Australia and the Albanese government.
New Builds Volume Leasing Program will deliver over 400 homes for Defence personnel moving to the region these homes, which will be leased to DHA and provide new, high quality, affordable accommodation for Defence families in Townsville, a vital response to the region's housing crisis and a key contribution to the expansion of the Defence Housing Australia (DHA).
As Townsville cements its role as Australia’s largest garrison city, the demand for quality, affordable housing for Defence families is more critical than ever.
The city is currently experiencing a severe housing shortage, with rental vacancy rates falling below 1 per cent. This new development will directly address this gap, ensuring that both Defence families and investors seeking DHA-approved properties can access secure, modern housing options.
This project will deliver 400 homes within 30 kilometres of Lavarack Barracks, directly supporting the expansion of the 3rd Brigade. This housing initiative is set to meet the needs of Defence families as the Australian Defence Force prepares to station an additional 500 personnel in Townsville from 2025.
This increase is part of the Australian Government's strategic response to the Defence Strategic Review, which has underscored Townsville’s growing strategic significance to the nation’s defence infrastructure.
“This project holds significant meaning to our entire team at Maidment Group,” said Glen Maidment, Managing Director of Maidment Group.
“As a local business, we’ve always believed in the potential of Townsville and its people – DHA’s new housing initiative represents a tangible outcome that directly supports Defence families and contributes to the city’s growth is something we’re incredibly proud of.
“With the formal DHA marketing campaign already launched in December, demand for DHA-approved investment properties is soaring, particularly from interstate investors looking to capitalise on the region’s growth.
“The delivery of these homes will not only support Defence families but also strengthen the local economy and infrastructure.”
Maidment Group, known for its innovative approach to residential development and its deep-rooted commitment to North Queensland, is poised to deliver a project that combines sustainable design, community integration, and long-term value creation.
Maidment Group’s support of the DHA housing initiative will ensure that the housing needs of Townsville’s defence force community are met and is a key example of the company’s long-term commitment to North Queensland’s growth.
“As North Queensland’s role in Australia’s Defence network continues to grow, we are proud to play our role in helping ensure Townsville’s Defence personnel have access to must needed housing supply,” said Mr Maidment.
“It’s not just about building homes; it’s about creating a sense of place for all residents, from all walks of life, that will thrive for generations.
“We’re focused on long-term value, ensuring that these homes are built with the future of the Defence families and the broader Townsville community in mind.”
DHA’s initiative will set new benchmarks for regional development, emphasising sustainability, design excellence, and community integration.
The Townsville development is a direct response to the Australian Government’s strategic objectives to bolster national security by enhancing Defence capabilities in northern Australia.
As Townsville continues to grow as a critical Defence hub, the need for modern, fit-for-purpose housing has never been more pressing.
Maidment Group’s involvement underscores its reputation as a forward-thinking developer, capable of meeting both the immediate housing needs and the longer-term community goals of the region.
“The expansion of the Defence personnel in Townsville is a unique challenge that requires innovative solutions,” said Mr Maidment.
“As a local developer with a deep understanding of the region’s needs, we are ideally positioned to deliver a project that not only meets the housing demand but enhances the broader community.
“Our focus on quality and community integration is central to everything we do, and it will be no different when catering for the requirements of Townsville’s Defence personnel and their families.
With the spotlight firmly on the Townsville property market, Maidment Group already has turn-key homes available to provide savvy investors the opportunity to secure a DHA approved investment property.
As the city expands to accommodate the influx of personnel, developments like this are crucial to ensuring the region remains resilient, sustainable, and ready to meet the challenges of the future.
